Why are there no master planned nudist communities or a city just for nudists?

I always dreamed about living in a "normal" neighborhood, except all the residents are nudists. I know there are many nudist resorts you can live in, however, I always feel limited to the property itself, almost like being closed off to the world. If I needed something I couldn't get at the nudist resort, I would have to get dressed, and drive out to get it, just to come home and undress. I want to be able to wake up naked, walk out of my house, get in my car, go to the mall, Home Depot, grocery shopping, then the post office before returning home. I want to be able to do that all nude without any judgements or anyone thinking its out of the norm. I propose that us nudists should band together, vote on a location (I vote somewhere hot, year round) and purchase every adjacent empty parcel of land we can get our hands on. We can then sub-divide that into lots where we can all build our homes next to each other. Once there's a good amount of residents, it won't be long before some market research teams identify the area as a great potential source of revenue. (Marketers are our friends, they don't care if we're nude or not, as long as they can make money) BAM! Now we have our nudist friendly Targets, Walmart, grocery stores, malls and countless small and retail businesses to serve our naked needs. Once that happens, we can elect nudists for our city government and then incorporate the area to become an official city. Now we have our own zip code and post offices and other government services. Well have so much power in numbers by then that it will be difficult to change anything if it's not in us, nudists best interests.
Alternatively, we can take over a poorly running city, for example, the Salton Sea area in Southern California. It may not be the ideal area now, but with our combined efforts, we could divert the nasty irrigation runoff to save the sea. Now there's no more dead fish everywhere, no more beaches filled with bones and flies. Just a beautiful, balanced ecosystem that us nudists can enjoy. It could even become the next hottest tourist destination.
I know my crazy, grand idea may not be feasible for many reasons, but hey, it doesn't hurt to dream!

How aboutCap d'Agde? Not as big as a city, but you can be nude everywhere. Something like this in the US will probably never happen.

I wish there was one! I would be one of the first resident.
I recall back in the 70's a place in Indiana called "Naked City". Is it still there?

[/quote]I did not know about Cap d'Agde, that seems like a beautiful place to visit. Definitely will be on my bucket list now.

There is also Cambium (www.cambiumbene.com) in the Dominican Republic...
Aside from the financial aspect, although I'd love to live in a nudist area, I'm not sure I would because I have too many textile friends who probably wouldn't be comfortable visiting there. An idea that I've had is to set up something like a large block with the houses all surrounding a half to full acre park so that the outward facing parts of the houses can be textile friendly and the inward parts and park nudist friendly. That doesn't support going to the store, but at least it allows for easier nude socializing. Maybe you could do a few small stores in the group along the same lines to serve the neighborhood.

What you are seeking is a complete cultural change. It ain't gonna happen. Not in my lifetime at least. The best you can hope for is a new sub-division with CC&R's and a Home Owners Association that requires and enforces a Clothing Optional requirement for owners. In Arizona there have been a few start ups, but they tried to do it on the cheap. Without properly drawn up CC&R's some owners sold out to non-nudists and killed the whole project. The new buyers complained about the nudists and everything failed. Now some nudists are stuck with a property where they can't be nude and is difficult to unload because it is far from amenities. Starting such a village today is not impossible but in Arizona it would require at least $10 Million in start up money from investors. Property would need to be purchased and an infrastructure must be in place BEFORE anyone is allowed to occupy any residences. (Arizona has had a lot of trouble in the past with sleazy land speculators and developers so laws are very strict on new developments.) Salton Sea is the way it is because it is below sea level so runoff water from crop irrigation has nowhere else to go. In ancient times, periodic floods would rejuvinate the water and deplete some of the salts. Now everything is dammed up so that won't happen again. As forCap d'Agde; it is my understanding that it is a nudist city but it has been inundated with the swinging crowd and public sexual encounters are not only tolerated but encouraged. Again, these are the things I have heard aboutCap d'Agdeand I have no personal proof, so correct me if I'm wrong.

Dick Drost the owner of Naked City Indiana opened Naked City in Hemet CA but that closed in the early 90's.

Very interesting! What if those owners did not sell out to non-nudists? I wonder if the project would have likely failed for some other reason anyways. It seems like no matter what, there's so many barriers. Us nudist always have a huge uphill battle. Like you said, what I want is a huge cultural change, and it's very difficult to shift perceptions. I hope that in my lifetime, one of these projects will be a success.

Although I hate the idea of CC&Rs and homeowner's assocations, for a nudist neighborhood, I'd happily accept them if they were limited to that topic. Now where's that winning lottery ticket ;-)

We've heard the same thing about Cap d'Agde and swinging, but also that it depends which sections you go to. We would still like to go someday, but would want to know beforehand which sections are swinging vs nudist.

[/quote]I think its great that they are trying to control the situation there. If theres too much of a swinger atmosphere, I can see how that would be off putting to some, which would in turn be detrimental to the location. As far as my opinions are concerned, I don't have any issue with the swinging lifestyle even though I don't partake in it. As long as the individuals who do, have a certain level of respect and discretion during certain situations, and do it only when appropriate, I say you are free to do as you please.
