DesertRatSep 17, 2016Wish I could answer your interesting observation. I've heard about it but I don't have much real knowledge about how the Villages is managed. Is it an independent, incorporated City? Do the have some type of governing body or are they managed by the developers? If they're independent, they can put a referendum on the ballot and vote for it. It would be great to see a whole town adopt a CO provision. Perhaps Sun City in Arizona could do the same but they are an unincorporated part of the County so what ever they did would have to be County wide.ReactReply - MEMemberSep 17, 2016

JayMay 15, 2017The Villages is not an incorporated city, as they are a community that now spans into 3 counties. They buy huge parcels of land, create a new village, then subdivide it into selling lots. They sell you that lot with a home on it. You then become the owner of that property, but must live within the rules and regulations of the Villages. You pay your dues, fees and other costs to The Villages. In return, you get to use the pools, clubs, golf, common areas, etc., all provided and maintained by The Villages. You pay your real estate taxes to the county you are in. You pay your electric to the utility company, your cable / internet to the cable company.
So basically, you are a home owner in a gated community that just happens to be one of many gated communities who are part of a massive area of land owned by one very smart and very progressive company, The Villages.ReactReply
